Why this happens here

That is not a defect and it is not unusual here — it is the default condition, and it means slab movement in this corridor is a maintenance-and-monitoring question far more often than it is an emergency. The failure pattern is also specific: because Blackland clay is very slowly permeable, the moisture cycle plays out at the perimeter of a slab while the interior stays comparatively stable. Most jobs here stabilise a run of edge rather than lifting a whole house.

The one thing that genuinely should not wait is a suspected plumbing leak under the slab, because it keeps feeding water into clay that then keeps moving — and it can turn a monitoring situation into a repair.

Concrete cylinders are hydraulically pressed into the ground in segments, using the weight of the house itself as the reaction force, until they reach a stratum that will carry the load. The slab is then lifted or stabilised onto them.

Best for
The default on deep Blackland clay, where a stable bearing depth is reachable without drilling and the clay itself provides skin friction along the pile.
Trade-off
Depth is determined by pressing resistance rather than chosen in advance, so the installed depth can vary across a single job.

Steel and helical piers

Steel sections are driven, or helical shafts screwed, down to a load-bearing stratum. Helical piers can be torque-monitored during installation, which gives a measurable indication of capacity.

Best for
Sites where competent rock or a firm bearing layer is relatively shallow — in this metro, that mostly means west of the Balcones Fault rather than the eastern clay.
Trade-off
Generally the highest per-pier cost of the three, and frequently proposed on sites where a pressed piling would have done the same job.

Drilled bell-bottom piers

A shaft is drilled and its base belled out to spread the load over a wider footing, then reinforced and poured in place so the pier cures as a single unit.

Best for
Heavier loads and situations where a large bearing area at depth is genuinely wanted, including some new construction and structural additions.
Trade-off
Slower, more disruptive to the yard, and it has to cure before it carries load, which lengthens the job.

Common questions

How do I know if my slab actually needs repair?

One observation rarely tells you. Movement on expansive clay is seasonal, so a crack that appears in an August drought may partly close again after a wet winter. Marking and dating cracks and re-checking after both a dry and a wet season tells you whether something is progressing or just breathing. What does warrant faster attention is a sudden change, a door that stops latching over a few weeks, or any sign of water under the slab.

Is hairline cracking in my drywall and brick a problem?

Usually not on its own. Fine cracking in drywall joints and mortar is extremely common across the Blackland Prairie and frequently reflects nothing more than the ground doing what it does every summer. The signs worth taking more seriously are stair-step separation in brick courses, gaps opening at the top or bottom of door frames, and floors that have visibly changed slope.

Why does the number of piers vary so much between quotes?

Because pier count is a judgement about how much perimeter has moved and how the house is loaded, and different contractors reach different judgements — including, sometimes, because they sell more piers. Ask every bidder for the per-pier rate and the pier count separately. Two bids that both read as roughly ten thousand dollars can describe very different amounts of work, and you cannot see that until the numbers are split apart.

Will repair make the cracks go away?

Not necessarily, and be wary of anyone promising it will. Underpinning stabilises the foundation and may recover some elevation, but cosmetic cracking is repaired separately and some of it is permanent. A contractor who tells you the drywall will close up by itself is describing a best case as though it were the expected outcome.

Does a repair come with a warranty, and is it worth anything?

Most underpinning work in this market carries a long or lifetime warranty on the piers.
