What foundation repair actually costs
Most contractors will not put a number on a page. We will put several on it, along with the reason they disagree with each other — because the disagreement is the most useful thing in the whole subject.
The short version
Published figures for Texas foundation work run from about $3,300 to $7,000 for a moderate repair, with a typical pressed-piling project landing somewhere around $7,500 to $12,500, and larger jobs running well past that. Six piers might come to $6,000–$15,000 depending entirely on who is installing them and how.
That is a uselessly wide range, and pretending otherwise is how this industry gets its reputation. Here is what is actually underneath it.

The one question that makes quotes comparable
Ask every bidder for the per-pier rate and the pier count, separately.
Almost nobody does this, and it is the whole game. A contractor quoting $600 a pier for eighteen piers is more expensive than one quoting $900 for ten. Two bids that look like $11,000 and $9,000 may be pricing completely different amounts of work. Once you have both numbers you can compare bids on the only two things that matter, and you will immediately see which bidder thinks your house needs more work than the others do — which is worth knowing before you sign anything.
Common questions
Why do published foundation repair costs vary so much?
Because they are answering different questions. A national average around $5,100 describes every foundation job in the country including minor crack sealing. A Texas underpinning job on expansive clay is a different product. Ranges also mix methods — pressed pilings, steel piers and drilled bell-bottom piers have genuinely different unit costs — and they mix markets. Treat any single headline number as close to meaningless.
What actually determines my price?
Pier count, far more than pier price. A contractor charging $600 a pier for eighteen piers costs more than one charging $900 for ten. Pier count follows how much perimeter has moved and how the house is loaded, which is why nobody can price your house from a phone call or a photograph. Ask every bidder for their per-pier rate and their pier count separately — that single question makes otherwise incomparable quotes comparable.
Is a free inspection really free?
The visit usually is. What it is not is independent. The company assessing whether you need piers is the company that sells piers, and that is a structural conflict rather than an accusation. If a quote is large or you have any doubt, paying a structural engineer a few hundred dollars for an opinion that comes with no sales attached is often the best money spent in the whole process.
Does homeowner insurance cover foundation movement?
Usually not. Standard Texas policies generally exclude earth movement and settling, which is precisely what expansive clay does. There are exceptions — sudden damage from a plumbing leak under the slab is treated differently by many policies. Read your own policy before assuming either way, and do not let anyone tell you they will handle a claim on your behalf.
Should I get the work done now or wait?
That depends on whether the movement is progressing, which takes more than one observation to establish. Marking and dating cracks and re-checking across a wet and a dry season tells you more than any single visit. What genuinely does not wait is a suspected plumbing leak under the slab, because that keeps feeding water into clay that then keeps moving.
