Hutto sits on the Blackland Prairie, on some of the most expansive clay soil in North America. Almost every house here was built after 2000, on a slab, on ground that measurably shrinks in drought and swells when the rain returns. That combination is why foundation movement shows up in Hutto earlier in a home's life than it does in most of the country, and why a fifteen-year-old house here can need work that a fifty-year-old house somewhere else never will. None of that makes movement an emergency. It makes it a thing worth understanding properly before anyone sells you a repair.


The ground under Hutto

The USDA soil survey of Williamson County maps this area as the Branyon–Houston Black–Burleson association. Houston Black is the Texas state soil and a textbook vertisol: very deep, very slowly permeable, formed in clayey residuum weathered from calcareous mudstone of Cretaceous age, and covering roughly 1.5 million acres of Blackland Prairie. Branyon and Burleson are its neighbours, Burleson having formed in calcareous clayey alluvium of Pleistocene age on old stream terraces. All three are montmorillonitic, which is the mineralogy that does the damage: the clay lattice takes water between its layers and expands, then gives it up and contracts. Slow permeability is what makes it worse rather than better — water does not drain through, it sits and cycles at the perimeter while the soil under the middle of a slab stays comparatively stable.

Which houses are moving, and why

Hutto is unusual in how compressed its build history is. Outside the old downtown core, very little predates 2000, and the bulk of the housing stock went up in three waves: mid-2000s subdivisions like Emory Farms, where Gehan Homes started construction in 2007; the post-recession wave from roughly 2013 onward; and the current build-out, of which Star Ranch — developed from 2016 across about 1,000 acres — is the clearest example. Nearly all of it is slab-on-grade, much of it post-tension. The exception is Lookout at Brushy Creek, built through the 1990s and 2000s as custom houses on estate lots of up to twenty acres, which behaves differently because larger lots mean more mature trees and far more variation in how each site was drained and graded. Practically, this means Hutto has an unusually synchronised cohort of houses reaching the age at which first movement typically surfaces, all sitting on the same clay.

What has driven movement here

  • The 2011 drought was the driest twelve consecutive months ever recorded statewide, and cost Texas agriculture a record $7.62 billion. On Blackland clay a drought that severe pulls moisture out of the soil deep enough to open perimeter voids under a slab, and the damage frequently does not present until the next wet cycle pushes the ground back up unevenly.

  • Drought returned in 2022 at a severity rivalling 2011. April through July 2022 was the hottest such stretch on record in Texas, and much of Central Texas ran rainfall deficits of 11 to 16 inches by early August. Houses built in the mid-2000s wave were fifteen years old when it hit — old enough for original drainage and grading to have degraded, new enough that owners had never seen the ground move.

  • Hutto's growth has been fast enough to compress the usual timeline: Hutto ISD expanded from around 1,000 students on one campus in 2007 to roughly 10,000 across twelve campuses. Large numbers of houses built in the same few years, on the same soil, tend to reach first movement in the same few years.

Slab repair in Hutto is mostly a perimeter problem, because that is where Blackland clay does its work. Very slowly permeable soil means the moisture cycle plays out at the edges of a slab while the interior stays comparatively stable, so the typical Hutto job stabilises a run of perimeter rather than lifting a whole house. Pressed concrete pilings are the usual method on this soil — depth to a stable bearing stratum is achievable without drilling, and the clay itself provides skin friction. What actually drives the price here is the number of piers, not the price of a pier, and pier count follows how much perimeter has moved. Two things matter disproportionately in this town: post-tension slabs are common in the post-2000 stock and must be located before anyone breaks concrete, and on the larger Lookout at Brushy Creek lots, mature trees drawing moisture from one side of a house are a genuine and frequently overlooked driver of one-sided movement.

Hutto’s foundation problem is not mysterious, and it is not a scam. It is the predictable result of putting twenty-odd thousand slab-on-grade houses onto some of the most expansive clay in the country inside a single generation.
